Buyer representation in Texas is customarily paid from the seller's side at closing, so our advisory, showings, negotiation and inspection coordination cost you no separate fee. On the rare listing that offers no buyer compensation, we tell you before the first showing and agree the number in writing — you will never discover a fee at the closing table.
Our listing fee starts at 2.5% and is quoted per property, not per price band. It includes professional staging, architectural photography, drone cinematography, a dedicated listing page, print collateral and the full MLS and off-market campaign. There are no marketing add-ons billed later, and no cancellation penalty if we are not performing.
Same day for most Austin-metro listings and within 24 hours for Lake Travis, Spicewood and Rockport. Enquiries submitted before 3:00 PM on a weekday are answered by a named advisor the same afternoon — not an automated reply. For out-of-state buyers we film a narrated walkthrough within 48 hours at no charge.
